Total A-class and B-class stock in Bratislava exceeded 2 million sqm with 11,160 sqm added to stock in Q1. The overall vacancy rate in Bratislava at the end of Q1 2021 is stable at 11.83% while the City Centre vacancy rate increased to 7.07%. The vacancy rate in Central Business District increased to 13.86%, while the vacancy rate in the Southbank area dropped to 15.91% (-149 bps q-o-q).
Total leasing activity has recorded a 27% y-o-y decrease in Q1, with a total volume of 42,889 sqm, while it is still 16% more than the 5-Year average in Q1 since 2018. The take-up in Q1 reached 35,632 sqm. The renegotiation ratio was only 17%, which confirms the trend from last year.
